What I actually do
My job is distribution, not sales. In practice that means three things: understanding the product well enough to explain it honestly, building the evidence and educational material that lets an adviser do proper due diligence, and maintaining a network of brokers and IFAs who can advise investors properly in their own markets.
I do not take an investor from first enquiry through to completion myself, and I am not authorised to advise anyone on whether this investment suits them. When an investor enquires through this site, they are introduced to a professional broker or IFA in our network who acts for them. That is deliberate. An advised purchase protects the investor, and a distribution business that also sells directly to retail buyers is a structure I would not want to be part of.
Why I am the one writing this material
UK supported housing has an unusually poor record of investor communication. A generation of schemes were sold on inflated fixed rents, with the downside buried and the operator’s balance sheet unexamined. When those schemes failed, individual landlords — many of them international buyers who had never seen the property — carried the loss.
The response to that should not be to leave the sector. The housing need is real and structural: local authorities carry a statutory duty they cannot meet from their own stock. The response should be a better structure and much better disclosure. That is what I have tried to build here — a site where the risks are on their own page rather than in a footnote, the yield arithmetic is shown rather than asserted, and the statistics carry a date and a source.
